GENERAL RENTING CONDITIONS


1. RESERVATION
The booking is considered definitively confirmed only on receipt of the confirmation of Agenzia Imm.re ITALIA, sent immediatly after downpayment (30% of total amount). The Agency has right to refuse downpayments wich reaches later than 21 days from the date on which the apartment has been made available.

2. PAYMENT
The downpayment of 30% of total amount must reach by telegraphic postal order or by cheque with registered letter. The full renting settlement will be effected together with the delivery of the key.

3. CANCELLATION
Downpayment will be given back under no circumstances. Schould the clients be obliged to cancel a reservation, the agency must be informed at least 5 weks before the arrival day. Otherwise, if the agency is not able to rent the apartment to someone else, the client has also to pay the rest of the amount.

4. ARRIVAL, NON-ARRIVAL, EARLY DEPARTURE The client must arrive at the office of the agency on the fixed day of arrival between 16.00 and 20.00 p.m. In case of delay, due any reason, the client must inform the agency ; if he don’t do it, the apartment is kept free until the following day (a0 a.m.), then the agency can rent it to third parties. On arrival, the client must shown the document of everybody for the registration. If the client leaves before the fixed day of departure, he can never obtain a reduction of the rent paid on the arrival. Complaints about the state of the apartment must be made within 24 hours after the arrival.

5. RENTING CONDITIONS
The unit may not accomodate a number of persons (adults or children) exceding the maximum capacity indicated in the booking. If after checking the unit, the number of persons is more than allowed, the contract of reservation will be unvalid. Animals and Pets are allowed on our authorisation and according the rules of each house. The Agency reserves the right to not accept young people groups. All clients are obliged to respect the house regulation wich particular attention to the rules concerning the quiet, especially in the afternoon and in the night (13.30 -15.30 / 20.00 -8.00). The Agency can inspect the unit in each moment and our staff is allowed to enter into the apartments in the absence of clients for repairing or maintenance. The clients have to take maximun care of the allocated unit and of its equipment. The guests must pay for damages or theft.

6. APARTMENT EQUIPMENT
All our apartments are completely furnished and equipped: gas stove, set of kitchen ware (poots, disches, glasses), run hot and cold water, electricity (220V), one blanket and one pillow for each bed. Client must provide bed and table linen and bath towels. It is forbidden to use matress and pillow cover as bedlinen: on request it's possible to rent them. The guest is responsable for the apartment: do not move furniture and beds, do not slam door, do not apply nails or dirty the walls: It is allowed to use radio, television, electric shaver, phoen (before using the electric boiler must be off). It is forbidden to use stoves, electric heaters, air conditioned or ventilator if not in catalogue or without our authorisation. For the apartments equipped with air-conditioning the agency is not responsable in case of not working machines due to technical problems. The agency reserves itself the right, in case of unexpected problems, to change the apartments with another with the same standards. Even though the request of a specific unit will be taken into consideration, the allocation will take place upon arrival, at the agency's discretion.

7. DEPARTURE
The unit must be returned to the agency within 9.00 a.m of the estabilished day of departure. The unit must be left in order and cleaned in all its parts. In case the client ask for a final cleaning (as additional service with surcharge) by the Agency, the flat must be left anyway cleaned, free of garbage, kitchenware washed, the fridge empty and open. In case of departure during the night, out of our office time, the caution will be sended by post after having controlled the apartment.

8. CAUTION
On arrival, the agency has the right to ask for a caution of Euro 50/ Euro 150 to guarantee prompt respect for any beackages or dameges and a commitment to leave the apartment in order. The caution will be returned after having controlled the unit on departure.

9. AGENCY RESPONSABILITY
The agency acts only as intermediary between the guests and the owner. No responsability can therefore be attributed to them for eventual breakages, accidents, losses, dalays and general inconveniences which may occur. For legal disputes the legal court is Venice.

10. PRIVACY
Concerning the law 196/2003 about "Privacy", we inform that these figures will be used only towards authorities and for mailing of new catalogues to our customers. Responsable of data protection is Agency Immobiliare ITALIA in Corso del Sole 17, Bibione.

11. At the moment of the booking the clients accept all conditions above mentioned.
