RULES
1) Prices
List prices are weekly per apartment and are all inclusive (include everything). Beach service (umbrella + deck chair + camp bed) is compulsory; payment extra directly to the Agency.
We don’t offer hotel services, but only stay in apartment: no bed-linnen and bathroom towels ; no breakfast or meal; no cleaning. We don’t give assistance to our guests outside office opening times.
Final cleaning must be done by the client upon departure.
2) Payments
The customer must pay a caution money (about 30 per cent of total amount), to book the requested apartment: charges (bank or mail) referred to such amount, are completely debited to the customer. The customer must pay for the total amount agreed, at the arrival IN CASH. Other forms of payment will not be accepted. The keys to the apartment will be given to the customer only after the payment has been made in full.
The payments made by the customer, either the caution money for the booking, and the final settlement at the arrival, FOR NO REASON WILL BE GIVEN BACK! No money will be given back in case of withdrawal (by the customer) of the booking; no money will be given back in case of advanced departure; no money will be given back in case of complaints concerning the conditions of the apartment, or for any other motivation not mentioned here.
3) Arrival Terms
Standard in the afternoon: between 4 p.m. and 8 p.m. of the day agreed. The apartment is given in order and clean.
Earlier in the morning: from 10 a.m. of the day agreed. The apartment is given without any checking of the state of the rooms, soon after the previous customer has left.
The customer can choose one of the two solutions.
The Agency is open until and not after 8 p.m. in the evening! In case the arrival at the established hour could not be possible, the client is kindly requested to inform the Agency (tel. 0431.430960) immediately.
The tenant who does not arrive before 12 a.m. of the day after the agreed day of arrival, is considered a disclaimer.
4) Departure Terms
The departure must take place within 9 a.m. of the day agreed for the departure, bringing the keys of the apartment back to the Agency.
Final cleaning must be done by the client upon departure.
5) Cleaning and Complains
The apartments are given in order and clean, according not to hotel standards.

At the arrival, the customer must leave in the Agency a deposit, a guarantee, for the entire period of occupancy to make sure the rooms are left clean in good order and repair.
Eventual claims concerning the condition of the apartment will be accepted only within 24 hours of arrival.
The inventory of the furnishings of the apartment can not be a reason for complaints.
All apartments were designed according to the law and they were built supported by a building permission issued by the Municipality: the Agency declines all responsibilities with regard to the size and/or to the inside and outside arrangement of the buildings. The customer who books an apartment, is allowed to see it, even inside, within April 15th; the customer who books an apartment without having seen it, will not be allowed to any substitution or any money refund, in case the apartment would not meet his/her expectations.
The planimetry of the apartments is approximate, not in real scale.
To allow the “tourist assistance” offered by the Agency to be really effective and useful to all, we kindly ask our customers to request it only in case of problems which are technically pertaining to the Agency itself, and not for needs having personal/family character.
6) Miscellaneous
The Agency has the faculty in case of setback to substitute the apartment in question with one having similar characteristics.
The number of people (babies included) must not exceed the number of beds available: the nonobservance makes the contract null and void. The apartment shall be occupied solely by the number of people mentioned in the contract at the moment of arrival ( children and infant too). It is strictly forbidden entry to outside people, even if occasionaly, who are not mentioned in the contract.
Each apartment has only one parking lot.
Noises are forbidden (TV, radio on high volume, ball games,…) in the apartments and in the gardens from 1 p.m. to 4 p.m. and from 11 p.m. to 9 a.m.
The Agency staff may enter into the apartments, for repair or maintenance reasons, even during the absence of the customer.
The Agency is not responsible for damages to people or things due to accidents, losses, thefts, delays or others. The cost of the apartment does not include any insurance policy, which the customer, if he/she desires, can draw up, at his/her own charge, with his/her insurance company.
The sofabeds in the apartments are indicated for sleeping only for children/ teenagers, because the size are smaller than standard.
